Cornerstone Valuation Services provides extensive Appraisal Review services, including desk reviews, field reviews, and full appraisal reviews.  We also have extensive experience completing Rent Comparability Study (RCS) Reviews.

Per the Dictonary of Real Estate Appraisal, Seventh Edition, an Appraisal Review is defined as, "the act or process of developing an opinion about the quality of another appraiser’s work (i.e., a report, part of a report, or some combination of these), that was performed as part of an appraisal or appraisal review assignment. (adjective) of or pertaining to an opinion about the quality of another appraiser’s work that was performed as part of an appraisal or appraisal review assignment."

A Desk Review is defined as, "A nontechnical term used to describe a review in which the reviewer’s scope of work does not include an inspection or viewing of the subject property or comparable properties included in the appraisal."

A Field Review is defined as, "A nontechnical term used to describe a review of an appraisal for which the scope of work includes inspection of the exterior and sometimes the interior of the property appraised and possibly inspection of the comparable properties to confirm the data provided in the appraisal report."
